Up until recently it was possible to borrow up to 125% of the property value which was useful to 1st time buyers who needed to incorporate fees etc into the mortgage amount.
However, at the time of writing there are currently no lenders willing to lend above 95% of the purchase price of the property. This situation may change in future and if it does we will have access to such products.
100% borrowing is still available if a guarantor mortgage is taken out. This is a specialist product where a parent can be included as part of the mortgage arrangement in order to achieve the level of borrowing required.
